Hints and Tips before letting your property
In order to maximise the rental potential of your investment, here are a few tips:
– First impressions count– ensure the exterior of your property is in good decorative order and plant up any window boxes or tubs.
– Make sure your property is looking its best; paying particular attention to the kitchen and bathroom/s. Kitchen should be fully fitted where possible (Dishwasher etc.).
– Choose neutral colours for the paint finishes, carpets and curtains. Ensure you use reputable contractors to carry out the works so that they are done to a high standard.
– Properties are often criticised due to lack of storage – make sure bedrooms are generously fitted with cupboards if space allows.
– Try and present gardens and terraces attractively as they make a big difference in the spring and summer months.
We will:
– Book an appointment to see your property and advise you on the rental figure you are likely to achieve for your home.
– Advise you on current regulations, legislation, electrical and gas safety, furniture and furnishing regulations, gas and electrical certificates, energy performance certificates, consents from lenders and insurance companies, the holding of deposits, the type of tenancy agreement used.
– Prepare marketing materials; photographs, and a detailed description of the property and area.
– Market your property through online portals such as Zoopla, Prime Location, On the market, Facebook market place and Globrix.
– Accompany prospective tenants around your property, ensuring all its benefits are highlighted.
– Introduce a suitable prospective tenant for your property who has been fully vetted.
– Negotiate the terms of the tenancy between yourself and the tenant and ensure that the appropriate tenancy agreement is prepared and signed by yourself. Complete reference checks on prospective tenants, which are compiled from information taken from banks, employers, current, and past landlords, including a credit check.
– Prepare a Welcome Pack for the new tenants based on the information supplied by you.
– Submit the tenancy deposit with The Deposit Protection Service as per their Terms and Conditions.
Let and Managed Option (fee guide)
In addition to the above, we will:
– Prepare and submit monthly statements to you or your accountant.
– Arrange the energy performance certificate, a gas safety certificate and electrical certificate if necessary on your behalf.
– Arrange an inventory and schedule of condition on your behalf. Please note that the Tenancy Deposit Scheme limits your ability to deduct funds from the deposit if you do not commission a full independent inventory for each new tenant.
– Submit the tenancy deposit with The Deposit Protection Service and administer the deposit at the end of the tenancy as per their Terms and Conditions.
– Prepare a Welcome Pack for the new tenants based on the information supplied by you.
– Arrange a tenant Check-in against the Inventory and Schedule of Condition.
– Transfer council tax and utility accounts to new tenants’ names.
– Check the property during the tenancy period; inspections will determine the cleanliness and general order of the Property.
– Chase rent from tenants (if necessary).
– Organise and manage repairs. We use trusted professionals to carry out the work to ensure that it is completed to a high standard.
– Serve notices to quit (if necessary).
– Check tenants out against the inventory and schedule of condition.
– Prepare schedules of dilapidations (damages) if necessary.
– Organise the return of the deposit minus any agreed deductions.
